Mygrant Glass Co. is building a new distribution warehouse and office in Spokane Valley.
The Hayward, California-based company filed a building permit application with the city to construct a 105,600-square-foot warehouse and office on 7 acres of land at 3619 N. Barker Road.
Mygrant Living Trust purchased the site on Barker Road from Centennial Properties Inc. for $1.1 million in September, according to the Spokane County Assessor’s Office. Centennial Properties is a subsidiary of the Cowles Co., which also publishes The Spokesman-Review.
Mygrant Glass Co. has an existing office at 16311 E. Euclid Ave. in the Spokane Business & Industrial Park. The company did not respond to a request for comment on the proposed warehouse project.
Spokane-based Architectural Ventures is designing the project. Baker Construction & Development, of Spokane, is the project contractor.
The project valuation is $7.2 million, according to the building permit application.
Mygrant Glass Co., a third-generation family business, was founded in 1926 as a retail shop, known as Harry R. Mygrant Glass & Glazing. Harry Mygrant’s son, Robert, took over the company in 1945 and expanded it to six locations by 1966.
Harry Mygrant’s grandson, Michael, assumed leadership of the business in 1979 and now manages 67 locations nationwide, making it what the company describes as “the largest independent wholesale distributor of auto glass in the United States.”
Mygrant stocks original equipment manufacturer and generic auto glass brands from more than 30 factories worldwide, according to its website.
The company has offices in Seattle, Everett, Tacoma, Boise and Portland.
Development considered at intersection of
Broadway and Sullivan
The northwest corner of Broadway Avenue and Sullivan Road is undergoing a transformation that will bring a renovated McDonald’s restaurant and potentially a new commercial development.
McDonald’s demolished an existing restaurant earlier this year and is building a 4,200-square-foot store at 819 N. Sullivan Rd.
The $850,000 restaurant will be designed by California-based Core States Group. The project contractor is Spokane-based Associated Construction Inc.
The lot adjacent to McDonald’s, at 807 N. Sullivan, is also undergoing changes.
Spokane-based Clark Pacific Real Estate Co. demolished an office building and eight-unit apartment complex on the lot to make way for a new tenant.
New development on the lot is possible after nearly four years of negotiations between Clark Pacific Real Estate Co. and McDonald’s Real Estate Co. The two property owners agreed to swap a section of land that provided each with available space to complete development of their projects, said Clark Pacific Real Estate Co. designated broker Marshall Clark.
Previously, an existing driveway used by the former McDonald’s restaurant had encroached upon the adjacent lot, Clark said.
Clark said he’s still determining what the best use is for the 32,000-square-foot vacant lot, but is considering leasing to tenants such as a financial institution, convenience store or a restaurant.
“We want to make sure it’s a nice tenant,” he said.
Clark was interested in developing the corner of Broadway and Sullivan because it’s a high-traffic area with a lot of potential for prospective tenants.
He also owns a nearby retail building at 615 N. Sullivan that is occupied by Jimmy John’s, BECU and other tenants.
