Housing Lottery Opens for 86 Units in Downtown Brooklyn, Starting at $2,241
An affordable housing lottery has opened for 86 in an under-construction 13-story building at 260 Gold Street, at the corner of Tillary Street in Downtown Brooklyn.
Of the affordable apartments, there are 14 studios, 46 one-bedroom units, 22 two-bedroom units and four three-bedroom units. Monthly rents start at $2,241 and top out at $3,283.
The lottery is set at an Area Median Income range of 130 percent. Eligible incomes range between $76,835 and $183,300 for households of one to seven people.
Building records show there will be a total of 286 units in the building. An exercise room, theater, pet spa, laundry room and parking for 114 cars and 143 bicycles will be located in the cellar. Four recreation areas will be on the ground floor.
The site formerly was home to a McDonald’s fast-food chain, which was demolished sometime around 2010, and later served as a parking lot.
Solomon Feder’s Gold Street Realty Holdings is listed as the owner on building permits. They purchased the property in 2018 for $60 million. Feder is the developer behind the hulking, dance-club replacing 11-story apartment building dominating a small stretch of Fulton Street in Bed Stuy and the massive, 20-story development at 123 Linden Boulevard in Flatbush, which looms over nearby Lenox Road.
Joseph Frankl of J Frankl Associates is the applicant of record. Renderings show a building-block design with a lot of glass and brick, similar to buildings designed by the architecture firm ODA.
